I've lived in this building since 2018, before the original owners went bankrupt and sold the property to Coney Realty. I've lived in this building since 2018, before the original owners went bankrupt and sold the property to Coney Realty. Coney was identified as one of New York City's 10 worse landlords, employing predatory and harassing tactics (see below links). The listings on StreetEasy are totally inaccurate. Almost none of the amenities in this building even exist. And those that do are in terrible condition. The construction in this building is awful, with constant water leaks, uneven floors, drains that smell like raw sewage, doors that don't close or latch, A/C units that leak, etc. This is not a luxury building. It's a joke. Coney will deny every issue you bring up with them or will say they are not responsible and cannot be liable. Even things that are explicitly in your lease (like the sauna and screening room that are in mine) don't exist at all and Coney will tell you they are not obligated to provide these amenities. They are willfully negligent and deceitful. They served eviction notices to low income tenants during COVID-19's eviction moratorium. They will respond to any criticism with threats from their lawyers. Stay away from this building. sounds terrible!
I moved into this building in 2020. I have never had issues with any previous apartments I have lived in, which is many over the years. I would NOT recommend anyone live here. To say it is a luxury building is a joke.
Issues include:
1) Building claims to have 24 hour doorman/security
Reality: Some day/night doorman coverage. Building allows any visitors/deliveries/amazon/uber eats to enter building and roam free without signing in.
2) Parking garage is under construction, gym is closed, rooftop is under construction. There is dust everywhere.
3) Pictures of the building online are fake.
4) Walls of the apartments are paper thin. You can easily hear neighbors and people in the hallways.
5) The gas stove sets off apartment fire alarms multiple times a week by simply boiling water.
1) Does the building have 24 hour doorman now? Or does the doorman leave after a set time?
5) Is this because there's no oven vent above the stove?
I'm really curious to know any more complaints/stories about the building. I visited a few weeks ago and I liked that the AC was super quiet (that is when it's not leaking lol). I've had my share of shoddy apartments, but want to know if this is the real deal of shoddy or if it's an annoyance type of shoddy.
I have been living at 564 St. John Place for over a year now and am so happy with the service and amenities. There is a 24hr doorman plus a security guard on the weekends The building is extremely well run and the workers friendly. My apartment is solidly built. The one time that I needed the management to fix something they resolved the issue quickly, The building is clean and the public areas are pleasant places to hang out in. The roof is nicely furnished and the view is great. We have used the grills and eaten meals up there when the weather was nice. The private lobby has great couches and is airy giving you both privacy and the chance to meet neighbors. Parking is a dream, my space is easily accessible and close to the building entrance.
