Discussion about ORION Condominium at 350 West 42nd Street in Hell's Kitchen
(Discussing Orion Condominium) The entrance of the building should be "warmer", tables,extra chairs and some ART would be great. The prices in the building MERIT a better entrance decor. PLEASE TRUST ME , I know people that have turned away from buying,because of the entry hall.PLEASE do something about it, UNLESS ,it is not finished yet. The Onyx Desk is GREAT ,so PLEASE do something with the rest. Thank you

I think being a block away from Port Authority and right next to a low-rent chicken restaurant is probably a bigger issue.
Have you seen what some people are asking for rents in this building? It is a joke.

Is their any unit owner experiencing difficulty re-selling their unit because the sponsor will not provide its consent?
NO problem getting consent. Sponsor did not enforce the 1 yr period of not being able to sell which is stipulated in most new development offering plans. A lot of units have been up for re-sale and a lot have been bought. Seems like a lot of people want to live near Time Square (compared to before).
I heard that the flooring in the units is a big problem. Also can anyone tell me if there are washer and dryers in each unit. I keep hearing conflicting reports. All in all, it sems like a hell of a lot to pay to live in hell's kitchen near a bs station at that.
I looked at 2 units in the building to rent. They were both studios, one on the 16th floor and the other on the 18th. Both were great, no washer/dryer in unit, but the finishes were superb. However, the H-line studios that I looked at had the view of only a parking lot, not much to look at but not something that broke the deal. The amenties in the building were amazing, I really loved everything about the building and the apartments. The deal breaker was the location, I had been looking in east Midtown and my agent told me about the building and I agreed that I would go look (why not?) but in the end, I couldn't live there, next to Port Authority and all the grime and scum, it just wasn't a pleasant neighborhood to come home to at night. Also, the rent was kind of high for the area even though they were brand new ($2,250-$2,400).
The units on floors 30 and up have washer/dryer hook-ups, but it is up to the owners to purchase and install. Units on floors 28 below do not have washer dryer hookups. Laundry room on 29th floor is big and has a lot of machines and a great view of the city. Studios on the I and J line have better views facing east (view of the Empire State Bldg).
I looked at a few two-bedrooms in the Orion. At the end of the day, I didn't want to be wedged between tourists and the port-authority. I live higher in the W 40's now, which is much better IMO.
Only a matter of time before Bloomberg focuses on fixing up the Port Authority Terminal...
Can't believe this Orion building has another active chat forum! People complain about the location but can't stop talking about the building. Actually, 9th avenue is great with all the restaurants left and right. It's even better than 8th Ave which is crowded and has those porn shops in the 40's.
The building is great, the neighborhood sucks. End of story.
Sucks now but future is bright. New NYTimes bldg almost done on 41st and 8th. New office bldg going up on 42nd and 8th. Subway stop on 10th ave and 42nd. Soho sucked, east village sucked, financial district sucked at one point in time.
I have not seen any real brightening in 4+ years, just tons of restaurants. No schools, still shady and nobody cleans the snow on time.
We live in the Orion. The area has exceeded our expectations. There is a great pre-school on 46th between 8th and 9th and there is one right across the street. We haven't planned schooling beyond pre-school years but dont mind staying here until our baby turns 4 or 5.
hells kitchen is definitely the place to be. i live right on 9th ave near the orion... i've never had a problem.
I also live in the area. Orion has been a great addition to the area. Ever since Orion opened, a lot more young people/young couples/couple with kids walk the area. Agree with comment #12, I walk on 9th ave to avoid the crowds on 8th.
seems like there are a lot of probs with the flooring at the orion.
No problem with our floors. I heard a few owners are complaining that their floors scratch easily. Must be the ones that got the dark color floors. We have the mahogany colored ones and we have no issues with it. There are scratches, but what are floors for?

i heard that the orion has rats that get in from the hooker hotel next door. first you have kfc/taco bell, then you have the orion. btw. 1500 sq foot is laughable..

Orion sucks! There are too many subway lines on the same block and the M42 crosstown bus stop is right outside the door, i dont get to walk and exercise anymore since I moved here.
Yeah, and why would I want to live next to parks, be in a sefe neighbourhood, live in a good school district, be in a real neighbourhood and reside near supermarkets, when I can live near a bus station, near subway stops and where the, get this, cross town bus stops.
No other building compares...yeah right.

#32, you're a complete moron. It's you're own fault that you don't want to exercise anymore, no one is forcing you to get on the bus or subway so shut your fat mouth. You're useless and you don't matter in this world.
Have some vision people. The expansion of the subway line, new office towers on 41st & 8th and 42nd & 8th, another new tower between 8th/9th on 42nd and the current expansion of the Javits Center...get the picture here? Not to mention that the Port Authority WILL be overhauled. Orion is a great place to live and will appreciate in value along with the rest of the area. Its called gentrification and it has happened in almost every other edgy or underdeveloped neighborhood in the city...even harlem and the lower east side! Also, I live in the Orion and I can assure everyone there are no rats or hookers. They all moved to texas.

Why are there so many units for sale and available for rent in this building yet there are so few units in contracts?
Well, I've never lived there -- only looked at apartments. I thought the apartments didn't live up to the price, but I couldn't point you to any specific problems with the place -- it just wasn't right for me at the price point they were asking. It's possible that because it's new, everyone who is selling there bought at bubble prices. If so, they may be unwilling to lose a lot of money -- so they may all be pricing too high. But I'm just speculating -- I didn't really give the building much thought after I decided against moving there.
The location isn't as bad as people make it out to be -- I used to live nearby, and while it's gotten worse in recent months it's not really terrible. It's not what anyone would describe as "nice" or "clean" -- the surrounding area has a lot of people just milling about, and is often very, very dirty. But it's not unsafe.
HK/ Midtown/ MiMA... has now come of age. So much around. I am looking in the area, and this building is on my list.
I used to live in this modern glass building and loved it.
