Highlighting a thread on Reddit's NYC page where a suggestion was raised that Streeteasy once again disrupt the NYC rental marketing culture by requiring listings to include the offered base rent. Existing listings display a rental offer averaged by incentives only intended for the first year of rental. The suggested change would be to include a searchable field for offered base monthly rent. My two cents to add, is that with a change in this manner SE may anger its customer base (brokerages), but in the long run boosts SE's undeniable leadership in the area of integrity of listings. An even more interesting prospect would be requiring any regulated unit to include current legal rent in the listing. Streeteasy was perfectly willing to play the game of stopping the clock for covid. They've voluntarily given up the early edge in listing integrity. They're on their way to the bad old days of the NYT classifieds.
The good news is that these "3 months free!!!" listings are a good way for scumbag agents and landlords to identify themselves.
And on the app, the listing DOM no longer shows "adjusted for covid". So much for transparency.
Even worse, our landlord agreed to our offer that excluded the net effective scheme, sent us the lease, we signed it and moved in. Then they refused to send a counter-signed lease until we agreed to an amendment that established the net effective rent scheme. We said no. Now they are evicting us. Or trying to.
