1400 sq ft including some allowance for exterior walls. At least 1300 sq ft stripping out exterior walls.

I wish the listing agent would abide by the requirements that they not show the apartment in some other condition than it actually is -- that staged picture of the fireplace and marble walls is misleading, andagainst SE's listing terms (doesn't even state that it's a mockup).

Methinks that is a TV not a fireplace... Still, though, the marble walls are definitely a stretch.

Yes, on second glance, it's a TV (hoping against hope that somebody actually had a LR without a monster TV in it). And, I was going to requote the SE listing policy about not showing apartments in their actual condition, but now I can't find the text. I notice that the policy was updated a couple months ago, so maybe SE has decided they want to be party to all sorts of misleading photos.

I'd prefer that brokers spend their time on convincing owners to list at a realistic price and make their places presentable, rather than playing with virtualization software that mostly just shows their dubious decorating skills.

I think nothing wrong in staging with virtual furniture, wall paper etc as this listing has done. Of course, some people virtually renovate the apartment without mentioning it clearly in the pictures and description.

Speaking of fireplaces, one thing that I abhor is when decorative FPs are photoshopped with a giant, roaring fire. That is just all sorts of nope.
