This building is touted as one of the groundbreaking (architecturally) and historically with excellent amenities including a well outfitted gym and exhale (top of the line fitness classes). Accordingly residents pay a premium to live in MH. Due to COVID they have decided to close all of the amenities with no plans to re-open them. Their refusal to reopen the amenities and nonsensical rationale for this decision are essentially a fear of being sued. They've made no effort to have any medical, infectious disease or public health personnel inform any of their decisions. It's ridiculous to be paying for top of the line amenities and have no access to them. The actions of the board and building management regarding the amenities demonstrates exceptional ignorance.

White brick building with 8 foot apartment ceilings from the 1950s is architecturally groundbreaking?

Bluhen, There are stringent rules for opening in building amenities - as in how many people are allowed at one time, it has to be attended etc.

Designed by Gordon Bunshaft, of Skidmore, Owings, Merrill, 1950, it was one of the first 'white brick' modernist residential buildings, built the year after his Lever House. Garden in a center courtyard, entry setback from the street with a driveway. At the time it was huge, unusual, and pretty snazzy looking for middle-class housing. The original floorplans are sensible and gracious (not an open kitchen to be found).

Bunshaft maintained a penthouse unit there for many years.

A lot of units for sale. Not cheap on $/ft, but maintenance isn't awful. Maybe this realtor descriptor is spot on: "Once in a great while an apartment like PHA2001 comes available at the iconic MANHATTAN HOUSE, the building which is often referred to as "The Crown Jewel" of the Upper East side". Often indeed!

Response to Anonymous----I am the broker you quoted above. I am not only a broker but a resident of this most magnificent building. "The Crown Jewel of the Upper Eastside"---it is indeed! Don't throw knives unless you know what you are talking about. This amazing unique building has magnificent apts, is run tight as a ship, is immaculately kept and the staff is amazing. I feel BLESSED to live here, and many who live here never want to leave. Every decision they make here is for the safety and protection of the residents and building. I am GRATEFUL to call this building my home!!!!! You are probably just envious that you don' or can't live here. Best Regards,

Oh dear.... Anonymouse wasn’t even throwing knives.

I’m sure it’s a lovely building, but this is Manhattan. I think people tend to direct any envy they harbor towards buildings whose penthouses go for a lot more than 1700 ppsf.

Ha. She sold the apartment. It does look nice and has higher ceilings than the rest of the building.
Nada, Do you use Hepa filters for temperature control? I got confused by the text in the listing.
“central A/C with individually controlled thermostats and HEPA filters for temperature control. “

Given that SE Index was at 911K then and 1020K as of Jan 2021, this sort of “real people” sales in “established” neighborhoods does not bode well for you on our little June 2021 wager. It directs the index down ~10% for the upcoming 3 (?) months.

Nada, More of less pre-vaccine purchase and new conversion premium but it does impact SE condo index.
