Trader Joe is coming

We all know that Trader Joe is coming to this location. Does anyone know if they are leasing or purchasing the retail space?

Nobody knows about Trader Joe’s arrival here, or cares that it’s coming. Only you, the broker in disguise, will bring this up out of nowhere, desperately trying to move mediocre apartments that have come online at exactly the wrong time in a mediocre location that’s over saturated with new construction that nobody wants.

lrschober - Sounds like you have an axe to grind with someone or something. All you have to do is look at the Long Island City Reddit forum to see the excitement around Trader Joe's. The only real grocery stores in the area are the Key Food and other over priced stores. As for your comment on the mediocre apartments, I'd say a mid-sized building just like this one is what the neighborhood was missing. You have plenty of 50-story rental buildings, but, no condominiums for sale that aren't in a behemoth of a building. Price point seems right on these condos, especially given that they come with fairly large balconies, which other condos do not have in the area....because they're 50 story rental buildings. Judging on the listings already posted, looks like half of them are already sold before even being listed...so much for a "new construction that nobody wants"...

Yes, it's my dream to have my morning coffee on the balcony of my apartment listening to the screeching, grinding steel of the 7 train making two S-curve turns onto 23rd Street a couple hundred feet away from me.

And I get the privilege of paying an average $1300/sqft for this experience… to whom is this price right?

Surely it must be the 35 people who've already purchased their condos to make up for that 50% sell-out you're saying has happened. So, when I look this building’s address up in ACRIS, why do I see not a single sale or transaction, other than the developer’s purchase of the land in 2017?

My favorite comment on the Trader Joe’s thread on the LIC Reddit is from cookiecache, who simply says, “Fuck Trader Joe’s.”

I look forward to the next reply which assuredly will be from another fake 0-post account with a new name.

Basement level really needs to be fitted out with some windowless offices and marketed as Subprime.

I wonder how many buyers are aware of Warm Up at PS1.

lrschober, The building doesn’t even have TCO yet, there is no way for the in-contract units to close. What’s the point looking it up in ACRIS?

Just fyi, living above a restaurant is terrible but living above a grocery store is a nightmare. Used to rent in a building with a Trader Joes on the ground floor and the amount of garbage that piled up, most of which were food waste, attracted rodents which created problems for my building. Also I got so much noise in the early AMs from delivery trucks and god forbid you want to open your window for fresh air, you'll be inundated with unwanted food smells such as rotisserie chickens, etc. Yes it was extremely convenient to be able to walk down in pajamas or to pick up items last minute but not worth the issues that I mentioned. I'm glad Trader Joes is coming to that neighborhood as it's a much needed amenity for the community

lrschober , mediocre apartments are the bestselling after all. since most people in NY are “mediocre". We are not all billionaires.

If you are trying to imply that these apartments are priced accordingly to how shitty they are in quality, that is definitely not the case.
