More like ~7k sq. ft interior (including cellar). Maybe they mistakenly multiplied lot size X 4?

It is appx 4520 as per city records which is max buildable at 1.35 FAR 3317 lot size. The current seller put 9000 sq ft in the related party sales record some time back (no one checks that) which gave shady broker an excuse to list 9000 sq ft.
