Discussion about 7 Park Avenue #20A
The “terraces” look like roof easements to me. The second one isn’t even accessible from the inside.

Ha. As least they seem to belong to the apartment rather than a shared area - whatever you want to call them. People will take these over no outdoor space.

The second one is accessible through the window. I can see some like that in my building.

Terrace "2" has value (assuming allowed) as a place to put a central air compressor. This could be made into a respectable one bedroom.
