What's a fair price 401 E 74th St., #6C?

Hi all, curious to hear what peoples' thoughts are on what a fair price would be for this apartment. https://streeteasy.com/building/the-amherst-401-east-74-street-new_york/6c List seems terribly high. Without including balcony space, it'd come to ~$1,344/sq ft. Ascribing 50% value for the balcony space, it'd come to ~$1,303. Thoughts?
