Too bad they painted the staircase in that beige with a hint of rust.

I'm excited to have actual real estate to talk about. That exposed party wall would be my first focus, I think.

I use to live not too far from here at a building called The triple nickel (555 Edgecomb). A really beautiful old pre-war building that needed a little love at least when I lived there. Former home of Duke Ellington and Paul Robeson. One of the best apartment buildings actually lived in, wonderful neighbors great people working the building!

There was a woman in one of the apartments they used to do jazz Sundays in honor of her late son. Local jazz musicians would come in and jam in her apartment, she was pretty well known even the times did a feature on her.

The only issue of living in the 150s, you had to rely on the C train, A train was a bit further north. You definitely need some experience to deal with the SRO status.

I do live near this listing. Marjorie Elliot was still running Jazz Sundays in her living room up until Covid hit. Perhaps one day it will resume. As to the 150's- this isn't too far from the north entrance of the 145th st Trains near 148th st...and then you get the A and D express as well as the B and C local.

It's the SRO status that makes this a more difficult sale - and the reason why it would be for a "Savvy Investor".

Does "savvy" not just mean "willing to illegally harass the last remaining tenant vacate the premises?" The legal option would be to wait out the person and pray they have no next of kin who can claim succession rights.

These SRO properties are essentially worthless when not delivered vacant with a CONH. Not counting the lucky few.
