Discussion about 520 East 76th Street #11C
Just toured this weekend and was blown away. My husband and I looking to down-size and have seen almost everything, Heard there's a number of offers (including ours) but waiting for right one. Hands down one of brightest, well-maintained units on market. Has anyone else seen...would love your thoughts?

Totally agree -- the sweeping views of the ConEd steam plant are to die for!

I would be concerned that despite the unit having central air, the current owners also have installed window AC units, implying that the building AC can't keep up with the heat in the summer. This may lead to further questions about the overall quality of maintenance in the building. Do your due diligence!

Also, I think the maintenance seems high.

Is there central AC? Looks like chilled water fan coil units installed under the windows. Generally barely functional to truly awful.

Definitely pay attention to the window AC in a building with central air. Had this issue when I lived on 56th St. Bedroom unit would freeze you out, living room unit produced almost no cold air. Was some issue where an air pocked kept forming in the chilled water line and it seemed that nothing fixed it for any length of time. I lived with it for 11 years - was a big source of frustration. (Two pipe chilled water system, which I assume is similar to this building...)

I also appreciate the broker's deception in advertising a false number for the maintenance. That's a nice little trick.

Any chance we could also see the microscopic closet-turned-"home office"?

I must be lucky. We have the chilled water setup and it works very well. We got new chillers a few years ago. Plus it has the added advantage of not spreading virus particles throughout the building.

I've got a 2-pipe chilled water setup (becomes hot water in the winter), and I've been very happy with it (almost 10 yrs). I like it chilly, and the one time the BR unit wasn't up to snuff, the building crew had it fixed in 5 minutes. It's a lot of expensive infrastructure for the building to maintain though, and if they're not keeping up their end of it, you'll never be happy. Also, it's a huge pain to install a separate thermostat that can not only turn on the unit, but adjust the fan speeds (only a couple models available). Well worth doing though.

All that aside, it's a good, if ordinary, floorplan.

Aaron I hit the jackpot. I'm pretty sure my hvac is the original 1960's unit. It has a thermostat, on/off and four speed fan. I'm not wild about AC and use that sparingly, same with heat. I get a lot of radiated heat from the surrounding apartments. But when I need it, it works pretty well.

part time doorman is a big plus, you don't need to pay for a whole bunch of people especially down the road
