Discussion about
If someone were looking for a gem on the UWS (say a 2/2), would anyone on this board have any recommendations? To that end, what does anyone think of this one, and if the prospective buyer were inclined to make an offer, any insight into opening offer welcome. https://streeteasy.com/building/60-west-68-street-new_york/11a
$2.5m, assuming all that fancy cabinetry is in good condition (I generally like it). However, given the continuation of the kitchen cabinetry along the right wall of the main area, the total space reads as essentially a big eat-in-kitchen, which I hate.
I think 8EF (in contract) has a better floorplan.
I was born and raised on the UWS. I know the area very well.
W68th Street is not the des Artistes block, which is w67th Street.
That said the apartment doesn’t get very good light. I would not call this apartment a gem.

And yes 8EF has a much better floor plan.
I like the 8EF floor plan better and also don’t like the kitchen/LR combo. This is the only apt in current search parameters that tempted me, but I do not personally value it at anywhere near ask. I could see personally up to $2.1. It will be an interesting watch. Throughout entire pandemic I have seen nothing that I’d prefer to current apt at a price I’d be willing to pay.
To me the true gems of the UWS are those with Hudson River views... Here's one on the Drive in the same price range (not the cream of the crop, but still quite nice) https://streeteasy.com/building/37-riverside-drive-new_york/11b
This apartment is ridiculously overpriced.
I like that RSD apt 11b, but I am partial to proximity to Central Park. Btw - apologies if my comments do not appear in a timely fashion. I appear to be in SE penalty box where my comments only appear after they are reviewed. I have no problem with that; their site; their prerogative. I wholly support any private actor’s determining what speech they choose to allow at their table.
bramstart's is obviously a more beautiful apartment with spectacular views. However, I have a friend who bought on Riverside Drive and regrets it because it is always VERY windy, and winters, with the ferocious wind AND cold make it really miserable. However, she said the summers, late spring and early autumn are stupendous.
Well, you should call me: during the Pandemic I put a client on W. 67th on that des Artistes block; I've put a client in Astor Court; which has a wonderful garden, and I just put a buyer on a high floor in the Normandy with views for days. In addition I have done trophy rentals for people who want to see the river or get their doggos to the park.

$1.9m would be a gem
I cannot find it in me to value it over $2.1 (agree with Anton - it would be a true gem at $1.9). It will be an interesting watch.
