Mark this day in your calendars, ladies & gentlemen: inonada is not infallible. As a reminder, the wager was on the SE price index for sales in Jan 2021 vs. Jun 2021. All participants thought the change would be negligible, but the question was whether it'd go up negligibly or down negligibly. Even though inonada thought the market was heating up, he thought technicalities related to delays in offer => contract => closing, combined with averaging across recent months in the index, would keep Jun 2021 slightly under Jan 2021. He was off by a month. While May was 0.37% lower than January, June was 0.20% higher. I think there will be slight revisions to the June number in the upcoming month or two from straggler closing records, but 0.20% seems too large a number to overcome... Ha, But when Nada was playing with real money for his ultra-luxury rental, he nailed Nov/Dec rental for long lease. I am happy that NYC real estate is recovering and life is normalizing with schools re-opening in person in fall. Too bad that I am moderated, which results in a delay in comment posting, but I will take it to keep the board clean and focused on real estate.

To quote a friend who's in wealth management, I asked about there minimum net worth requirement to take on a new client. He told me that's not the only factor we look at, we don't work with ass*****. We follow a similar model here at the Burkhardt group. And although you're not anonymous to me, I've always had a ton of respect for how you've handled yourself in the wild wild west of Internet forums. Just thought I'd throw that out there...
