What is the housing climate in Hudson Heights?

Is this a neighborhood that is about to become hot - or has it already passed? WE are considering buying up there and like it, but it seems to be missing something....

yes - but specifically the area west of Broadway and North of 181st Street. That is Hudson Heights, the more specific area within Washington Heights -correct?

The past several years, the "Hudson" part of Washington Heights has gentrified with significantly more newer families with children and the related day care and schools to go along with it. But, you should really not consider it part of the Manhattan that most people think of - it is more outer boro than even Brooklyn Heights or LIC.

Washington Heights (Hudson Heights?) seems pretty nice to me. What makes it so inexpensive, is it the lack of good schools? For a single , creative person, it seems like a decent option for NYC. Am I missing something? Is it the schools that keep families below 96th street?
