Discussion about
I have been looking for an apartment since June has seen more than my share of apartments but it fine until i tell them I have a voucher, then they go silent and not respond, I have had section 8 for 27years moved only twice and never late with my share of the rent regardless of how much I have to pay, all members of my household works with good credit scores and income but to no avail. What should I DO?
People with voucher are less risky right? At least they can pay a portion.
I don't know much about Section 8, but it seems discrimination based upon it is illegal in NY. Here's a website describing the issue and how you can report it:
https://ag.ny.gov/source-income-discrimination
Actions you could consider:
- Remind them of your history, never being late, good credit score & income, etc., along with the illegality of Section 8 discrimination.
- Report the discrimination.
- Keep communication & subsequent ghosting in writing.
Question: at what point do you disclose that you will be using a Section 8 voucher, at the time of application as part of disclosing income in order to qualify because you otherwise wouldn't?
is it this program? https://www1.nyc.gov/site/nycha/section-8/about-section-8.page
how does it work? How is fair market price that landlord gets to collect determined?
While it is illegal for Landlords to discriminate against section 8 voucher holders., here is an article with some more color on landlord's behavior.

Looks like there are potential differences in price and speed of payment. These are not generally protected characteristics. Can landlord discriminate based on this?
Main issues for landlords are additional paperwork and perception of section 8 tenants - both illegal in NY.
How does the voucher program work ?

I have also been looking for an apartment in New York with my housing choice voucher. I have had the same experience. My credit is excellent but they ignore me. You can't really prove discrimination since the market is so competitive. They simply just don't have to choose you. All they have to do is not say anything directly towards your voucher. Just say "Yes, we accept all income" Then they'll tell you we have an applicant for this unit today.
These voucher have proven to be very difficult to find a unit.
