When I see maintenance fees this low I wonder what is going on and what they actually include.

Could be that:
Building has minimal or no mortgage
Building isn't building a reserve fund
Board relies on assessments rather than maintenance to pay for repairs
There is an odd distribution of shares across units (e.g., 11CD's maintenance looks more in line w/ other similar sized units) - maybe units with a park view pay a lot more?

Worth doing some due diligence on if you're looking for a CPW address.

Thanks for that info! I guess that's the lawyer's job if it comes to making an offer. Old building so I hope it's structurally sound. Cheers

To StreetEasy Staff: I apologize for all my nasty rants when you cut me off, inexplicably, from being able to participate in discussions. I have a problem with being made to feel "less than," and you all did it in spades.
Still, I love the site and appreciate the work that goes into allowing us into the homes of real estate brokers/dealers/sellers.
