Long time on the market?

I read a long, breathless, article about the penthouse that was just written in October. Looks good, but then I realized the building started sales in 2016. Why are sponsor sales so slow here? Someone else said bad location but is that all?

I love the architecture of Cast Iron House, and would be quite happy to talk to you in a side conversation if you don't have a buyer's broker and are looking for one.

I did have clients who considered this building quite seriously a few years ago, and their concerns were 1) location (this is kind of a commercial area; it's two blocks from my office) and 2) the building is right on top of a subway line, and they were looking at a lower-floor unit where that was noticeable.

You cross Church street to the east and it is hard to find buyers who will pay $5mm plus.

However, finishes are great and you are probably getting 25 percent discount vs further West.

It seems utterly implausible that a building with this few units can support a full-time doorman (or the other (likely useless) amenities) with the monthly common charges in these listings.

Yes, 13 units, unlucky for some. Could be that these monthlies are teaser rates that are destined to escalate aggressively, or the amenities don't get supported as funds dwindle. I've read that's not unusual in new developments after sponsor exits.

Thanks for the advice on the subway below the building. That's not great. Tough situation all around.

I saw the report in the post. Add large rodents, missing insulation and the absence of fire-stopping sealants to the issues list.
