Discussion about 440 Van Brunt Street
Wonder what it will sell for? Any thoughts on what type of buyer would be interested?

This seems like a tough sell. Absolute price is 3x anything else in the neighborhood. Relative price (>$2K ppsf) is totally out there for what one gets: something tells me that is nowhere near a ~$10M construction on top of a ~$1.7M land cost. But let’s overlook those matters. Maybe someone with money to splash around likes Red Hook and wants something special and doesn’t mind paying a giant premium for it . The problem is that someone has to consider windowless-ish space as special.
It's bit bunkerish for my taste, but if privacy is what a buyer is looking for, then there you go.
Also, it's in the 'A' flood zone, so have fun with that. But an easy walk to Ikea, perfect for getting your Swedish meatball fix.
Ha. I do not know why they didn't provide any windows on the street facing walls. They could have provided windows at least on the second floor if security is a concern or raised the first floor by 6 feet and put windows with some entertainment area underneath.
Agreed with all of the above.
Hard to understand having a budget north of $10M (or even $5M) and deciding this is the answer.
Maybe there's some weird niche of people who want to be in the city but not in-in the city, have a full "house" and easy access to FiDi (by car though..)?
Even the aesthetic seems to be the wrong climate. The whole indoor-outdoor Miami style which we you will get to enjoy for far fewer months up North here. Finally the alleyway pool which no way gets light more than a few hours per day.
This is a crappy area.
