I have a client that has expressed interest in this building, but there was massive turnover there in 2021...10 units sold, significantlly more sales than any year prior-- and the building only has 30 units in total; so, basically 1/3 of the owners sold in 2021. I have a client that has expressed interest in this building, but there was massive turnover there in 2021...10 units sold, significantlly more sales than any year prior-- and the building only has 30 units in total; so, basically 1/3 of the owners sold in 2021. While I realize this might be due to a variety of factors... I looked into building projects nearby that might have instigated such significant turnover, and found a number of significant projects nearby (within a 3-block radius), but nothing that seemed like would interfere with the views of the current residents. Can anyone on this forum offer some thoughts as to why 10 of the buillding's 30 units sold last year when typically only one or two had come to market in years previous? Is it because of the long-term impacts of nearby building projects? An increase in maintenance? The building's financials? My clients absolutely love this building, and so do I, but I want to make sure there's nothing of concern going on before showing them something there. Ridiculously high maintenance!!!
Just saw that 7D, a little over 1,000 s.f., has a maintenance of over $5K. It's a gorgeous building in a perfect location, but that seems higher even than a glorious park avenue property. I'm not familiar with that area, but seems very, very high.
