Discussion about 75 Eldert Street
The house has severe plumbing issues. Every couple of months the whole basement floods. The bldg history doesn't show it but this house has been on the market represented by several brokers in the past 2-3 years.

Thank you so much for sharing this information!! I wish more people would do this. Most of these townhouses aren't worth a fraction of what they're asking. Housing in general is a mess due to lack of transparency and information asymmetry.

A buyer should expect plenty of issues when buying a 120 year old wood frame building where there is no DOB record of renovations.

I love how the square footage has fluctuated in past listings. The real square footage is 3900 plus 1300 sq ft "Cellar" as it is below grade. Of course, the square footage is clearly stated in the DOF website in property valuation reports if a buyer cares to look.

Floor plans look like someone's renting at least some of the rooms as SROs.

The owner seems to renting the full apartments given the earlier rental listings. So SRO, which is really a legal DOB/DOF status in NYC, doesn't apply.
