What's with all the listing that include bedrooms that just don't exist? I've seen windowless basements, 6x8 rooms created with pressurized wall, and windowless studies all listed as bedrooms. Listing quality seems to be going down. Are there no repercussions for lying anymore?
A number of building conversions have resulted in odd and wasted spaces that brokers (and owners) are trying to creatively unload. In their defense, most developers' plans for new sale that I'm seeing are not listing non-bedroom spaces as bedrooms. It's the resales where the creative labeling shows up.
If you're feeling charitable, send an email to the head of the brokerage that has the listing and complain. If you're feeling less charitable, you can also file a complaint with NYC Consumer & Worker Protection: https://www1.nyc.gov/site/dca/consumers/file-complaint.page
For resale condo, you can file complaint with Attorney General Real Estate division. However, no one seems to actually file a complaint which is why it continues. Developers have to go by what is approved by AG. Hence, they have to be accurate in their sponsor sale.
There is also button on the listing to flag the listing for Streeteasy.
Streeteasy long ago ceased caring about listing integrity. This problem persists because there are a lot of slimy brokers who will do anything to make a sale. Realtors have minimal licensing and no code of ethics. If there is a code of ethics, there is zero enforcement. It's best just to move on.
Whatever behavior you reward is the one you get more of. If consumers didn't both reward those "slimy brokers who will do anything to make a sale" plus attack those who call them out on their lies perhaps there would be less bad behavior.
Interesting topic
I've noticed that lately too. Things like a curtained off living room being listed as "rooms" is a classic. I think ultimately it comes down to people that are desperate for a living space and willing to make do with whatever they can get so brokers in turn will throw out a line on anything to see if there are any bites.
