Not legal multi-family?

Discussion about 23-74 36th Street #1

Despite what it says on the upper right of the page, the broker blurb identifies the building as a one-family dwelling.

It also is clear that the work to convert it and add kitchens was unpermitted. Looks like the building never had a CofO but legalizing the multifamily could have a host of issues, perhaps even including sprinklers.

First single family place I've ever seen with three kitchens (have seen some truly fabulous mansions with two). Don't know why the sale would be cash only. The right bank would be ok with a mortgage + renovation loan to either turn it into a correct single family, or a legal 3 family. What makes me more nervous is the condition of the facade (what is going on with that first floor eave, and the brick work above the 2nd floor windows), and the likely money pit that it will be to keep the building standing for the next 100 years. Still, $1m to buy, $0.75m (?) for a basic renovation to a single family, and you might have a nice home. Are the basic economics workable?

We almost bought just a facade on South Oxford Street about 25 years ago.
