I tried to schedule an appointment to see the apartment today, but I got a text message from Vivian Ducat that a contract is probably going to be signed.
I have worked with Vivian on an HDFC sale a few years back. I only have positive things to say, and while I can understand your frustration- she isn't going to waste your time or hers. The sale process is signficantly more involved than a rental- so when a broker tells you that the contract is probably going to be signed- it involves hiring an attorney to do due diligence - and in the case of many HDFC's in Upper Manhattan - it also might have also included creating a board purchaser package and co-op board interview (in Market rate co-op's- the board package and interview only happens once a contract has been signed...but HDFC's don't always have the same process as a Market rate building).
Buying an HDFC can be difficult- and while I focus my practice on Upper Manhattan- I have pulled out enough hair that I am minimizing my time working with HDFC's as more than a few HDFC buildings are very difficult to get a sale done.
I can offer that while there are a lot of brokers out there that don't truly understand HDFC's- there are a small group of highly educated agents that routinely work with HDFC's out there. I will be launching an Upper Manhattan focused podcast in August which will include helpful information on buying and selling- but will also have lots of interesting stories and discussions on Upper Manhattan.
