I get 1350 sq ft including exterior walls and all.
Also needs $500k price cut.
Also needs to remove the word "sprawling" as a repetitive descriptor.
Hard to justify asking price of 5c when compared to recent sale of 8C.
Also, how does the listing justify saying "Marble bathrooms", when the photo shown is clearly tile?
I noticed that too.
And that washing machine shown in the pictures is not in the apartment.
1350 sq ft might be kind. But someone who thinks an apartment will sell for 2x a 2015 purchase price is dreaming, and the fact that this rented for $5800/mo shows the offering price to be out of whack
I find listings like this intellectually offensive. I mean, one has to judge the reader as being intellectually-deficient to think the outrageous misrepresentation will fly. Even if one were to take the numbers stated on the floorplan as factual (and we must believe they're not, going by the record), it still doesn't add up. Ugh! ?
Sport, 1350 is the most generous calc after allowing for 15 inches front and back walls and assuming one 15 inch exterior wall at the side. That is why it is so egregious.
Love how they tout the 'wooden cabinetry' as though a grungy kitchen that clearly hasn't been updated since the 80's is somehow a selling point. And the 'marble' bathroom probably refers to that (likely faux) marble-esqe gray border tile. Blech.
If they had any sense at all they'd market this as a gut reno 'bring your architect' sale. Cause that's what it is. Why try to pretend otherwise? Oh and drop the price by at least $500k.
In its current estate condition, it is $1.2-1.4mm pricing.
“Hardwood floors” geez
well, in their defense, it *is* a hardwood floor. And with an expected life longer than the stuff that often ends up in current mid-level renovations (this particular example is probably readily refurbished).
It is a sad sign of how standards have dropped when a 10'6" wide bedroom is described as 'overwhelmingly large'. On the plus side, windows at the both ends of the unit can provide good cross flow air when they windows are open.
No square footage any more on the listing. I can't believe it. This silly post fixed it?

I like my listings like I like my menus: descriptive of the facts without adjectives. Let me be the judge of how "juicy" the tomatoes are.
