Inaccurate description

Discussion about 111 Hicks Street #15J
Where’s the “private outdoor space” and “central air conditioning?” I see a common roof deck and thru-wall ac units.
The lobby looks like it has central air conditioning and maybe "roof rights" now means just "right to enter" lol.
Some definitions change over time.
Precovid , a vaccine used to provide " immunity" to a disease, now its reduced to "protection."
Dont get me wrong, I would have just as anxiously received a Covid shot called a " therapeutic" instead, but would have appreciated its correct classification more.
Sadly, reclassification only foments the flat earthers' suspicions and understandably so.
"Public roof deck" still conveys the shortest distance to the truth
So to defend the listing broker (who I don't know): her listing copy isn't inaccurate. What's inaccurate are the pictographs, which, honestly, SE seems to come up with on their own.
For example, I have a great starter apartment (plug!) on the UWS

If you look at the SE pictographs for the building, it says "Dogs and Cats Allowed."
But 244 is a no-dog building -- that's even part of the co-op application. (And, FWIW, it's in my listing copy.)
But the pictograph info? Who knows where it comes from....

Ali, "Listing Amenities" are controlled by the listing agent but not building amenities. In this case, the former mention "Private Outdoor Space", which is clearly wrong of Listing Agent to pick.
Listing Amenities and Highlights are controlled by the listing agent.
It’s incredibly frustrating when these are attributes one is actually searching for and then apartments like this one clog up the search.
If you send a note to Streeteasy they will correct that. We've had a few issues with the preloaded data. Just start a service ticket.

@stache, yup. The smallest room has no closet, but was sold as a bedroom by the last broker, and used as a bedroom by the seller for 10+ years. I'm not a real estate attorney, but given size and light it s/b a bedroom by old code.
FWIW the offering plan for the co-op says nothing about the number of bedrooms for any of the units. It just gives room count, and for this unit it says "four rooms."

Ali, If the buyer moves the wall by 15 inches, it will be legal bedroom by even the current code.
That's what I was thinking.
h/t to Keith -- I put in a service ticket and 244 RSD is now listed as "no dogs" on the SE level.
