Somebody who a) has a car and driver, b) believes in a low likelihood of flooding, c) wants to work on their tan, and d) doesn't mind being adjacent to the construction project that will be the BQE renovation for the next 20 years (assuming it ever gets started). I'm faintly astounded that the broker wrote all that text without saying 'sun drenched'. Has that term fallen out of favor?
I don't want that many windows (though if you're going to have all that glass, those are pretty great views), but I do like the layout and decor (subject to my usual whinges about soaking tubs in the middle of oversized bathrooms). Nice compromise solution on the 'open kitchen' style. Architecturally and decor-wise, I could readily find it in me to live there as is. (but I really do hate the location).
They will absolutely have to renovate the BQE, there is no way around and there is no real alternative.
Now if they have to start pounding deep for new supports, these peripheral 100 year old buildings arent going to like it very much and will rear their ugly heads during local law inspections.
And good luck on those future building insurance policy premiums though maintenance will need some fuel to compete with the tax increases.
Otherwise....I like the apartment :)
I wonder what it's like keeping anything clean on outdoor space that close to BQE? Between both exhaust emissions and rubber particulate matter from tires.

My high floor Rivergate apartment used to get filthy from the FDR real quick, not just the balcony.
You had to leave those windows and sliding door closed all the time.
Curious people think BQE pollution is worse than west side highway in West Village. This one faces water so hopefully pollution is much less.
On the location, I looked at this building 15y or so back and wondered who would want to live there. But in my recent visits, that area’s desirability seems to have transformed including sale price per sq ft in this building and the area in general.
Hopefully BQE reno will take enough precautions not to damage any buildings around it.
30 - you have that right - my terrace at 56th and 1st was covered with soot almost daily from the traffic below. Furniture needed to be covered / uncovered or wiped down before you could even sit down.
