Co-op Maintenance Fee Increase In NYC

Happy Holidays! I've recently purchased a co-op in Downtown Brooklyn. When checking the percentages of annual maintenance rate increase, it fluctuated between 2-5% increase in the past 8-10 years. However, after closing, the maintenance rate has increased dramatically from 4.5% (from 2021 & for 2022) to 9.5% (from 2022 & for 2023). I understand the maintenance fee differs for all units as the square footage will differ from a studio vs 2 bedroom. However, would the rate/percentage increase also differ? For example, would a studio vs 2 bedroom both have an increased rate of 9.5% in maintenance for the upcoming 2023? Would appreciate some insight and guidance. Thank you in advance!
