I thought this was an interesting comment on this listing at 236 E 47th St. 36F. "PRICE WAS REDUCED TO HELP NEGOTIATION, PLEASE DON'T EXPECT ANOTHER BIG REDUCTION AFTER THIS $74K REDUCTION TO MAKE THE DEAL HAPPEN". Is this a good strategy in a building where the maint/taxes are $2900 a month? Maybe they are getting offers way below listing price.

That's truly hilarious. As if it were the only place on the market in Manhattan. Turtle Bay, too! Wow! There's someplace close to public transportation!

When it doesn't sell at that price either, maybe they'll rethink their marketing strategy.

Don't they realize no one can get a jumbo mortgage, Fannie and Freddie are going under, Lehman is close behind, the stock market is in bear territory, there are no more Wall Street bonuses. I could go on.

If I were in the market right now - but I'm not since I don't make it a habit of catching falling knives - that ad would turn me off so much I wouldn't even look at the place.

That's awesome. I've never seen that before. I guess it makes the brokers job, that much easier.

Buyer >> "I would like to offer $1 dollar less"
Seller >> "Didn't you read the listing"?
Buyer >> "I'll pay cash"
Seller >> "No, I'm holding out for the market to turn around".

Seller Agent "I quit"

Sellers New Listing... FSBO. HAHAHAHAA... You can't make this stuff up.

that is advertising that offers are coming in far below even the reduced price - was that a BROKER's language? very amateurish

Odd also that there are no photos of the kitchen, bathroom, living room or bedroom. What gives?

I agree with everyone's comments on the marketing "strategy". I also agree that the price is high, especially given the maintenance. But, Steve, what's wrong with the location? I'd love to live on 47th between 2nd and 3rd - it would be a 5 minute walk to work, and pretty central in the city.
