Advice from people who live in similar buildings My building just adopted strict dog rules. If the dog pees on the sidewalk. There's a fine. If it's reported to have bit a person or dog it must be evicted. Dog walkers can't enter or leave with dog through main entrance. Couple of concerns. Is the sidewalk even a common element. Other people from neighborhood with dogs can pee and not get fined. Also concerned that if dogs are kept in close quarters waiting for an elevator an incident could happen Thoughts for those that have first hand experience?

Sounds like you have 1 bad pet parent and the board just want nuclear to try and get rid of them?

My first hand experience is from 300 Mercer buiding. The building allows pets. The side walk stank as the dog-owners didn't care to ensure that their dogs didn't pee right in front of the main enterance of the building. However, not sure if there is a solution for that as the dogs will pee somewhere.

Agree with Steve. The building does not even own the sidewalk, the city does. The building just has the obligation to maintain it. And, pee begets more pee when the dog smells it, so that is not a feasible rule.

I do not think it unusual for buildings with freight elevators and entrances to require pets to use those. I lived in a not-so-fancy rental building in the 1990s that had such a rule. As a life-long dog owner, that is fine with me, as I hate people who think they are free to pet my dog (and so does the dog).

A lot of boards try to impose "fines" without confirming what is allowed under the bylaws / proprietary lease. So look there first. Doubly so if you're a renter.

If you're at all concerned about an incident happening in close quarters then it's high time you started muzzle training. Most dogs take to it quickly (wearing it means walk time!) Bonus: less scavenging.

One prior building I lived in banned smoking. In the common areas, on the common terraces, in your own condo, in your own condo’s terrace, and within X feet of the building entrances. I guess that covered the sidewalk AND even the middle of the street. Thankfully, one was still allowed to pee on the sidewalk.

Not with decent doormen. This building I’m talking about had no dogs peeing in front of it, because the doormen wouldn’t allow it. One of them once told me that if a dog/owner came nearby to pee on a particularly attractive tree & shrub area, he’d tell them to get the F away: “That tree costs more than your goddamn apartment!” Or some such claim.

I do remember UWS used to have constant pee smell on the block because of the density of people with dogs.

But I mean, isn't the porter/super/doorman supposed to be hosing off the sidewalk daily (or more) anyway?
