Rich pied-a-terre New Yorkers who value Broadway at the top of what NYC has to offer. If Broadway is your thing, residing within walking distance would be huge. That is what brings the bulk of our visitors to NY. We put them up at 155 W66th, and it is still a bear to get to to theater on time.

People who will jump at 2 yrs of common charges covered if they close this week?

@ mcr: Definitely the pied-a-terre crowd. And perhaps those who want some complicated drama down the road when the ownership structures and amenity costs turn out to be problematic (possibly - I haven't read the offering plan).

I have friends who have used 155 W 66th for their visits. They're mostly just walking to the Met Opera.
