Putting up a wall where it already was

Hi I live in a co-op where a previous owner had taken down a wall to open up a small third bedroom into a dining area. We are actually interested in closing it back up for an office space. So we want to put a wall back up where it already was. In addition, just from having talked to the super who has been there forever and seen the way the other renovation work was handled (oy that kitchen) - I am pretty damn sure they never filed DOB permits to take the wall down in the first place. So I would bet anything that what is on file is that that room is still a bedroom. So would I need to file permits to put the wall back up? I mean I know the answer is probably yes but it really makes the project out of reach for us so I am reaching here...

Check with your managing agent. They should have records of any work that was done previously and info on any related DOB filings. Keep in mind that even if you don't *have* to file with DOB you still need board approval to do any construction/renovation work. So you'll need to bring the managing agent into the mix no matter what.

Plus your maintenance is likely based on it being a 3BR but make sure you don't get a price bump if you restore that wall back.

Check with Managing Agent and super for answers.
Rebuilding the wall is easy , any contractor can do so in short time frame

Absolutely incorrect. Shares for co-op units are set when the building is first converted. They do not change based on walls being knocked down or reconstructed within the unit.

I worked with a guy that bought an alcove and wanted to convert it to a 1BR and the board told him if he did that his maintenance would increase. Maybe just that particular building.

It would be interesting to know what will cause the maintenance increase by, the increase of number of shares for the said apartment or the surcharge due to increase # of bedrooms.

increasing the # of shares will be involving a lot of paperwork and is probably unlikely. My guess it was probably based on some surcharge using the # of bedrooms.

I know some coop buildings that pay the residents' electricity, so each year, the management will survey each apartment for the the number of refrigerators, dish washers and window ACs and then charge the owners according to the these appliances.
