Discussion about Georgica at 305 East 85th Street in Yorkville
305 east 85th st.........it seems priced really high...does anybody know anymore details on the building?
This pricing is preposterous. Typical glass wall construction on a very noisy street/intersection, looks to have high end finishes with amenities but very limited views. No way you see the 2nd avenue subway anytime soon, so price that out. While I don't subscribe to some of the ridiculous %drop numbers quoted on this board accross Manhattan, I can't see people paying anything close to these prices for this place.
o ya........i forgot about the 2nd ave subway line.....i am sure that the building will shake once it is completed in 2015............price cuts are def. coming
Not sure whether anyone even cares, but I thought I'd post some quick observations since the Georgica marketing effort seems to be coming to life and construction is getting well along.
First, this from a couple of weeks ago. The discounts mentioned haven't appeared in listings yet.

Also, a few days ago Corcoran pulled ten of the eleven listings that were on SE but added five others on different floors in the same lines as some of the ones that were pulled. So nothing more than a bit of shuffling of the deck to swap out some stale listings. The five that were added (apt number not shown in the listings but shown in the floorplans) had been listed and pulled once before. The new listings have price changes ranging from +1% to a couple at -7% vs. the previous listing, so a bit of price movement there.
SE shows one closing, but the buyer is the condo board (??), so no real closings yet. According to SE's data, which of course depends on what the sales office releases, there has only been one contract since this time last year, which I suppose is not surprising given the market and the fact that they are asking ~$1,300-$1,700 psf at 85th and 2nd. I guess you could call that area prime Yorkville (oxymoron!), but $1,500 psf? Come on.
This could have some entertainment value as Corcoran tries to wriggle around and get it sold.
One last thing: er1to9 - 2nd Ave subway won't be an issue. The tunnels are being bored very deep - something like 70 feet underground - so buildings won't be affected either by the tunnel construction or by trains once it's operating. There is an 86th Street station, so there could be surface construction near the Georgica while that is getting done. I'm not familiar with the specifics.
add the brompton, lucida and a couple other towers in the neighborhood that are still going up. I forsee pricing power being significantly in the hands of the buyers
Seen it. Very nice finishes. Call me spoiled but radiant heating in the master bath should be a more requested amenity than the "game room" crap that's offered more frequently. A warm floor in the winter is so nice.
But the floor plans leave lots to be desired. They shoot architects, right? Narrow living rooms, funky views, bad layouts.
Between the floor plans, the marketing, and the other choices in the area, tough, tough sell.
This one is in a trouble. Compared with B or L, its finish is unimpressive. I prefer not to say anything about any building, but its pricing is..... I am looking for an investment, and this one is on the list, but only if this were sold in a distress situation.
It's an overweight building fitting into its little footprint. You get lemonade from squeezing lemons!!!
The listed prices are irrelevant. Make an offer and you will see how far things are coming down. In terms of this being not as nice as the Brompton, these are comments from folks that have not viewed both spots. The Brompton is hideous with very cheap fixtures and horrible layouts. The Georgica has much nicer finishings and based current price talk, people will be able to get in at 30% less than the Brompton/
jcivantos, clearly you bought. the brompton is lovely, but overpriced for it's location. i was standing at the bus stop across from the Georgica the other day wondering who the f would pay those prices for that at that location.
and beware. many offering plans allow for huge changes in finishings.
Offering plans allow for changes on certain specified items but not huge changes. Must be of like-value or higher.
The Georgica finishes are nice. No doubt. But the floor plans are pretty horrible. And the location? Well, that's a given. Not a prime location.
The Brompton kicks the Georgica's ass on exterior and layouts. Not a close call. But yes, Related tends to go with pretty middle of the road finishes.
You can change the kitchen cabinets and bathroom stone and fixtures. You can't change the layout. Brompton, like all new Related/Stern has smallish rooms. That's the world. A 13 x 14' master bedroom. A pre-war co-op it is not. But the layouts are functional and logical. The Georgica layouts are a mess and that exterior?
Ugly.
Getting wowed by finishes -- which are nice -- is silly. It's the one thing that you can change.
nothing like buying in a brand new building and ripping out the kitchen and bathroom.

Looks like the offerings on their web site (www.georgicalife.com) is still pegged at $1,300 per SF.
Is this still reasonable?
Decent sized apartments -- but not remotely big -- in a horrible location. And a long way from completion in a market which could drop precipitously. Wake me when the 3BRs drop about 800K.
i can't understand why anyone would look here now. earlier maybe. but now just take a look at the selling history. one insider sale. only 5 out of 58 in contract, and it's been for sale for ages. the location is subpar, and it's prices may be slightly lower than some but are still very high. this has fail written all over it.

CC: The Brompton finishes aren't terrible. I'm not saying you rip out -- or buy it white box. They're muddling, middle of the road. Certainly one can live with them but they are changeable. Between layout and finishes, I'd just layout any day.
You can reface cabinets and change hardware fairly easily. Not so easy fixing a 12' wide living room that looks into your neighbor's apartment.
I thought I read somewhere that the Georgica is in financial trouble. Can't find the article.
Looking at Isis and Georgica but having been more focused on Isis because of price. Any thoughts?
