I'm not an investor like Someonewhoknows but I am an owner who is selling his own apartment. We have an open house Sunday from 1 to 3:30pm. why don't you just rent for a year? the market is not going to magically bottom within one month.

I can't explain it on these boards. But let's just say I'm in a situation where I'm fortunate enough to buy but can't afford market rents.

I don't think that place is 750 square feet. That's a fiction. I get 680 or so. happyrenter covers my objectioms, good work.

Transportation hub? That would be Times Square, not Union Square, although Union Square is pretty good.

Nobody can predict the future. That's why it is the future.

You have to realize that agents will hammer FSBOs no matter what price the FSBOs put down. They don't want to see the FSBOs succeed, it cuts into their business. Lots of people on ths board are agents. I have yet to have a single interested buyer say anything about StreetEasy.

How did you list on Trulia as a FSBO? I see this:

the reason no buyers mention streeteasy is because your apartment is not listed on streeteasy. i go to open houses and hear people mention streeteasy all the time as they place they saw the apartment listed. anyway, i'll see you tomorrow at your open house.

you what. I apologize. You are correct. It was not trulia. I was thinking of Zillow. Sorry.

However, I didn't say Union Sqr is the only hub. I would say there are 3-4 hubs in Manhattan. Times Sqr, Union Sqr, Fulton st subways, and 34th st/Penn station. You might include 42nd st ACE./Port authority (but that's connected to Times sqr)

You are very out of touch if you don't think Union is right up there. NRQW/456/L-train. It's one of the main entry points for millions of people from Brooklyn!!!! More importantly, nobody wants to live near Times Sqr, while everbody wants to live near Union Sqr. (obviously I'm not saying "nobody" and "everybody" literally, so let's not turn that into a debate ;-)

I don't want to play the landlord game in New York City. I've done it before.

I'm on Zillow now, thanks for the pointer, nycjunior1. I think you said the best transit hub, which I think goes to Times Square, if you base that on the number of subway lines available. I'm not out of touch with Union Square, I was shopping there this morning. ;-) I like this whole area and know it quite well. I tend to walk more than take the subway, but that's just me.

If I said best, it was my mistake. Although perhaps I meant best in terms of my favorite. Either way, I wish you luck and hope you will take into consideration the advice on these boards - or good luck with renting.
