Location of museums has nothing to do with where artists live (I don't think you're making that point, but one could reasonably infer that here).

Not a strawman argument - you've been predicting a resurgence on the UES! And why are you so nasty all the time? Streeteasy was invented to waste time! Why else would you insist on arguing this relatively insignificant point so strongly?
nyc10022, I wrote THESE performing arts centers were above 34th Street--by reference, I'll repeat, Lincoln Center, Carnegie Hall, Theater District, all west side and not downtown. Most other performing arts institutions are smaller venues, primarily downtown, but the UES has a few VERY SMALL venues. Where else can you see Barbara Cook or Donny Osmand perform except the UES!

Ok, so your logic is about three particular performing arts locals to "prove" your generalization about artists overall, with 2 of them not being AT ALL in the neighborhood you are speaking about. Now THAT is a well-argued point!

I know what it is, thankyouverymuch. You harp on the UES being a neighborhood that no one talks about, that nobody wants to live in, and then explain that there will be relative gains to be had here when someone like Madonna moves in. So how is it a strawman argument again?

but some, what I call second tier neighborhoods and second and third tier buildings, the apts in them will not be selling at all. that is the worst part of it.

I think the actual data shows the Tribeca is where it should be per sjtmd. He is saying that 2 years later, this is how it turned out.
I am sure someone who has the energy like Inonada will post the PSF #s from JMiller. But that list looks about right.
