(Discussing building at 308 East 79th Street) There is one unit in this building that is for sale by owner. The doorman has the information.

The livingroom is 19' x 12'10" and the bedroom is 15'5" x 12'0" with two 7' long closets. The square footage is not listed in the blue book, but a major NY real estate agency listed the same apartment on a lower floor as being 700 square feet. The unit does not have an eat-in kitchen, but rather has an open one with full-sized appliances. There are plenty of built-ins too. All of the units in the building have high beamed ceilings and windowed kitchens and baths.

make sure you address if the board for the building is not as crazy as mentioned on other co op board sites suggest. If true, sounds like a terrible building to buy and/or live

The building is just lovely, and the Board is a good one. Yes, there are certain financial requirements that must be met in order to receive approval, but the buyer's agent should inform his or her client about them before looking at a unit here. My new neighbor had absolutely no problem with the Board, and she is very happy with her purchase. Sales in the building have been consistently good. Regrettably, Street Easy does not always show that many apartments have sold above asking - ie. 10G, 14J,and 11J, just to name three.

Personally, I am happy that the Board is diligent. It has kept our building financially secure and makes it a desirable place to live. One need only visit the building to see that. Many young couples try to buy adjoining units so that they can stay in the building, and that says a great deal about the quality of life here.

I read what was posted at this site a while ago, and feel it is peppered with a great deal of exaggeration. The comments have not dissuaded others from buying at 308 and enjoying a home in a wonderful building with great neighbors and a warm and friendly staff.

Someone I know went to contract in 308 - he was putting down more than 60%, had more than twice the bid price in liquid assets, high credit score, secure job, among his references were two prominent New Yorkers and he wasn't even granted an interview by the board. Not sure what they are looking for, but they missed out on a real asset in denying him. I'm sure he will ultimately wind up in a better place, but I'd caution folks in getting their hopes up in 308 and then after a few months just getting flat out rejected.

A totally new board was elected after the last comment. 180 degree turnaround. Since 2010 the building has receive millions of dollars of capital improvements. Now the building is maintained and run as well as it looks. Ideal location. Phenomenal lobby. Quality apartments. Excellent value.

308 E 79th, imo has always been tremendously undervalued - realtors generally regard/describe a strict but forward thinking board - combo units are in a bit of a boom period - though prices have begun to rise, they remain far from premium level, due in part to the lack of additional amenities - Over the last couple of years I have heard a few agents claim the building will soon host the biggest gym in a pre war on the whole ues - some talk of a court yard also - I would expect pricing to continue to stay undervalued until projects like these come to fruition.

Wonderful "park avenue' quality and style pre-war building with 1 and 2 bedroom apartments. Many have been combined to make larger apartments. All the positives of cooperative ownership without the negatives. Smart board who has updated and modernized the building adding a new large gym and garden as amenities.

New boilers, new trash chutes that recycle, large reserve fund with an experienced staff 24/7.
