Renting without C of O?

I expect we'll begin to see a lot more unsold condos hitting the rental market (in Brooklyn at least) - one that I'm about to go see doesn't have a C of O according to ACRIS. What are the consequences? I was already planning to negotiate a lower rent if i like it (cause, why not, right?) Can I ask for an even lower rent, with a predetermined increase contingent on them getting the C of O? Or is the fact that they're renting them anyway mean that they don't give a sh*t whether they have it or not and there's no way for me to take advantage of this situation.
Rent might be the least of your worries. It is not legal for them to rent that unit; I THINK that the authorities could make you vacate the premises without a CO; that may not be probable but possible.
Well, what I would do is put a clause in the lease that I could walk away from it and get my deposit back if they don't have the C of O by a certain date. If they didn't agree to that, I'd walk away now, there will be plenty on the market and I have a pretty flexible move date!
i think the owners thinking or renting out without the CO are crazy, if there was ever a fire and some one died they are going away to jail for murder. if someone moves in and doesn't pay rent how do you evict them? owner can't take them to court?
Failure to have a proper c of o may void any insurance you have on your belongings. The building is at risk for you -- it is a bad situation for you to knowingly walk into...
what a scam - the pictures were of a different (very similar) building then the one i was interested in, which was still very much under construction -- kitchens weren't even put in! the guy told me they'd have their c of o by december, i told him he was crazy.
