Discussion about
A real 2 bedroom (small, I know) in a totally prime location at 694psf? I know that building. No doorman.
Total Monthly Payment: $4,907.
Still overpriced - you can get a 2-br 2-ba apartment for $4,300 in a better neighborhood:

Come down to $500,000, and you're getting closer to rents in the neighborhood:

Wait--One Columbus Place is a better neighborhood?!?! It's 9th Avenue in north midtown, as compared to 79th by West End? i think we have a different definition of good neighborhood.
That said, I agree that this is still overpriced relative to what I would pay. But compare it to the price of a lot of studios, and it shows just how low the smaller apartments are going to fall.
The maintenance is very high for the size and amenities.
I have to agree, Happy--you know something's amiss when the best thing mentioned about the location is its proximity to a nail salon and CVS... pretty lame if you ask me.
This place is no larger than 525 sqft
Juiceman, I think your math needs some work. I count at least 800.
Unless the actual measurements the list are lies, just the Kitchen, living room, and master bedroom add up to 476 square feet. The hallway, bathrooms, and second bedroom--the back half of the apartment, is at least 300.
The broker on One Columbus Place should have mentioned that the building is one block from Central Park, the Time Warner Center, etc., rather than the CVS. For that matter, it's also one block from a Duane Reade too.
Switch the living room and kitchen to the adjoining bedroom and reconfigure the hallway.
don't forget CC of almost $1200/month
I like One Columbus Place. Much livelier.
happyrenter, you are right. I forgot a bedroom. I'm at ~724 give or take. Regardless, it ain't 900 sqft.
To me, this looks like it was originally a one-bedroom with some remuddling done to create the bedroom behind the kitchen. The current living room looks awfully small for a prewar (10.5 feet wide?).
The jr 4 I just rented is much larger with better amenities. I see no reason to buy this apt.
cccharley,
care to enlighten us as to the location, square footage, building type, and price of your apartment? otherwise it doesn't really help us make a comparison.
I just rented in the Rivergate (waiting for approval that is). I'll link the floor plan. I'm paying $3195 - full service doorman, gym etc - I like Murray Hill - I'm not big on the UWS although many love it.
