What would something like this go for in prime UWS? $3500 or so?

A friend wants to rent out her 700 sq ft one bedroom in prime UWS for 3,500. If that's reasonable (no clue if it is), I would think a 1,000 sq foot apartment would go for more.

Also, it would depend on doorman vs non-attended. Is your friend getting any interest at that price?

I love how the listing claims you'll "marvel at the sheer expanse" of the living room - only in NYC would a 13' x 21' room be considered "expansive".

fakeestate: I assume that's a true 700 footer, and not a broker 700 footer. If your friend's place is a doorman building, it sounds reasonable to me ... but I have a hunch that the $3000+ one-bedroom could be an endangered species (for any apartment that's less than heavenly perfection) if we keep going the way we are now. (Hard to really know until spring hits and we start seeing a higher volume of lease expirations again.)

She says it's a true 700 sq foot apartment. I haven't actually measured it with a tape measure but it seems reasonable to me. Doorman-attended, pre-war on WEA.

She has not listed it yet so no idea if there's interest.

Fake - $3500 *might* be a tad high, though depends on the apartment and building. Doorman is a good thing. Prewar is also a good thing (no paper-thin walls through which to hear one's snoring neighbor). Is there a view of any sort? How is the kitchen? Bathroom? How's the location - is it close to the train?

We currently pay $3500-and-change for a prewar two-bed, two-bath (roughly 1100 sq ft) with attended lobby on WEA, if that's any help.

I'm sure she's parsed all of these issues--she's a real estate broker herself and sits on the co-op's board. Whether she lists the apartment for rent is dependent upon whether she relocates. No decision there.

I do agree, though, that it is high, especially in this market.

She better rent it fast. As stated above the days of the 3000 1 br are going fast. I don't think she is going to get 3500 - jr 4s are going for that these days in many parts of town - they are lots bigger than 700 sf

Squid - your rent seems unusually low for a 2Bd/2Ba, unless you're in the very northern region of WEA. Wouldn't you agree?

A lot depends on your definition of "prime" UWS. In general, if it were in a good but not amazing area, I would guess the apartment in the original listing would go for around $3500-3800.

uwsmom, I agree, based on our recent search, unless either (a) there is something wrong with squid's building/apartment, or (b) they got some sort of inside deal. Even with the recent softening in rents, I haven't seen anything like that.
