Discussion about
i'm taking on a gut renovation for a place that ive just purchased...and the board requires a huge homeowner's insurance, to the tune of $1mil. this seems ridiculous given that its a TINY studio (350sf) in a building with 70 units, all of which are much bigger than mine. does anyone have any idea if this is negotiable? how difficult it is to get such a homeowner's insurance (esp. given the place is currently total dump??) also any suggestions on how to go about getting homeowners insurance.

It's typical that buildings require 1 to 5 million of insurance for contractors actually doing the renovation. Are they requiring that you maintain one million of homeowners insurance indefinitely?

they require 1 mil liability insurance, that's pretty typical and the premium should be only several hundred bucks a year (which also covers your personal property) for such a small apt.

the contractors should have their own builder's liability insurance

I'm subletting a studio coop that requires me to have $1 million liability insurance, if that helps.
