What can I get for $4k/month?

I'm looking to rent a 1-bedroom for around $4k/month and am wondering what my options are. I want to live below 30th street, in a nice doorman building with decent amenities, like gym, concierge, etc. Any recommendations on specific buildings would be deeply appreciated.

Check out the Caroline, on West 23rd Street. About 8 years old, did a very nice job for a rental building.

Thanks. I've heard good things about that building as well, although I've never been inside of it.

Is the building mainly young professionals or is it an older group?

check out glenwoods properties downtown -- very nice management, no fee -- maybe 1 mo free???

I think it's mostly younger, although the apartments were built on a slightly larger scale than the other Chelsea rentals that went up shortly thereafter. mrsbuffett, where are you? she just moved her family in, I believe. New York Health & R. is in the building (sadly so is Olive Garden, but when you need those breadsticks). GREAT location, we used to live very close, loved it.

Let me pull a Rufus and say that you can rent 4 studios in Kew Gardens, Queens for a year. Or, you could rent a one bedroom in the outer boroughs and buy when the lease is up. IMHO, now is the time to be hoarding cash....

manhattanfox, i hate to sound snobby, but i'm not a big fan of glenwood properties. The buildings seem old and boring. But perhaps I'm wrong.

Also, I'm not a huge fan of Rockrose, but they have some downtown properties that you might want to look into, no fee.

yeah, 10 barclay is new. It's pretty expensive, even moreso than the caroline.

Not all Glenwood buildings are old. The one across the street from Lincoln Center is quite new. There is also another new one downtown.

Is the Caroline more than $4k for a one bedroom? I didn't think it was. There are a ton of condo options, but most of them involve fees, although that's probably negotiable.

aboutready, i prefer rental buildings before i decide to buy. But I'm open to condo rentals if it's a good bargain.

How steep are the fees? Do I need to pay an entire year's worth of rent, up front to the owner?

JA, I prefer rental buildings also, but it sounds as if you might prefer the amenities of a condo. Usually you do not have to pay your rent up front, unless there is some sort of income (mostly from bonus) or credit issue. Brokers charge 15% of one year's rent, but often these days that is negotiable and some owners are paying part or all. Landlords of rental buildings are much more likely to pay the broker's fee (and possibly one or two months free rent), but you're less likely to need a broker for the building.

As for bang for the buck, you'll get the most in FiDi. Tons of "luxury" buildings with crazy amenities, and developers and buyers are desperate. Stuff that was going for $4750 just a few months back is now $3k. You can get 1 bedrooms for $3k at 20 pine, no problem. $4k should get something nice.

Yoo is reducing prices, but not enough.

$4k also gets you into the 6th avenue in the 20s rental buildings. They have a lot of amenities, and 1 bedrooms were $4500 at the most expensive a few months back (and #3700 or so in some of the others)... I'm sure you can get that under $4k now no problem.

Disclaimer, I am making no representations whatsoever unless explicitly stated. OK, having said that, Riverhouse and Be@William have a few decent listings. 260 PAS, a building I really like, has a great listing that's new for a $3900ish one bedroom.

I think the rental buildings on 6th Ave. are still overpriced for location, size and what you get. Tribeca Green has small apartments, but good amenities, and people love or hate Related, but it's about $3300 for a no-fee one bedroom.

You can do a search for one bedroom condo sales in FiDi, Chelsea, Flatiron for under about $1.2m and see what the buildings you pull up also have for rent. Good luck.

try 39 E 29th Street,the Park Madison. Brand new condo. There are a few 1 beds available for rent so you should be able to get a good deal. And it will be better than a rental building plus you get all the amenities.
