Exclusive rentals

Is Grand Tier, the Glenwood building in upper west, the most exclusive rental building in the city? A friend recently looked at a 1-bedroom there and said it was really nice. The penthouse unit there is being leased for $34k/month, which is insane for a rental building.

Good question. Reantal buildings are usually not thought of as being "exclusive." I have not seen the interior of the Grand Tier, but I do know it is super expensive.

I know of a decent number of wealthy people (making at least $500K/year) who are living in luxury rental buildings. Most of them don't want to buy in this market and are waiting it out.

$500K/year is far from wealthy in NYC.

If you make $500K/year and don't have kids (which is the case for the people I know), you can afford to spend about $10K/month in rent. Not too many people can do that, even in NYC.

I don't know what "exclusive" means, and "luxury" doesn't go for much either, but if you're going for impressiveness then look at rental buildings like the Langham at CPW and 73rd.

No matter what people "earn" a year and can afford why pay it. Why not just say no and move on. Landlords would definitely think twice before asking crazy prices. The last few years it seems people were proud to say they paid high prices for aparments and rentals. After the collapse of wall street maybe they'll feel pride in saying no.

That price is insane for any building. If you can afford it no problem.

The most expensive rentals in the city tend to either be townhouses or apartments with hotel services -- there's a $75K unit available in the Waldorf, for instance. But I agree with NWT, the Langham on CPW looks pretty special.
