some people have mentioned that they cannot see the pictures or floorplan. This is a Firefox issue. Try another browser.
I can't afford your apart. but for those interested I looked at studios there and have been told by many it's a great full service bldg. Low maintenance on all the apartments. The studios were a good size so I'm sure the two bedroom is the same. good luck
One suggestion: On the home page of your site, I would include a photograph of your living room taken during daylight hours. It will give a brighter, clearer sense of the space.
i have taken a few but the lighting always comes out worse. from the angle that i take the picture the sun is coming towards the camera when we all know that the sunlight should be behind you for a good picture...only problem is that the subject of the photo includes the window. i may try again. are the photos at least good enough to get someone looking in my range to come see it?
Sniper if I could make one suggestion, and this is not meant to open up a can of worms so to speak, ( and I would consult whatever real estate attorney you are planning to use to confirm) but I believe that the expression "family friendly" is one now prohibited by law as discriminatory in NY State, despite the fact that you later spell out singles, couples etc.... There was a notice I remember receiving at my company several years ago which outlined a list of expressions and words that were now deemed "unusable" in real estate advertisements or speech, and family friendly was one.
that is good to know. i will look into it and i will change it. thanks.
i just found this:

it is from a michigan broker but it gets the point across. thanks for the heads up!
no problem, just wanted to be helpful sniper! good luck in your sale! Other wise the design looks good

i have done a couple of the updates that people have suggested:
less photos (quicker)
changed the wording of some stuff
included a map
I have updated my site with a Purchase Cost Analysis. If some people can take a look and tell me if they can open it I would appreciate that. You need Adobe Viewer:

sniper,
Yes, I opened it. Looks good, although I can't comment on the correctness of yr figures. Smart to add this. Basically, look at a corcoran site & just copy what they have as much as you can.
You have done an awesome job. But, 2 comments: 1st, as mentioned, I think a daylight photo of the LR would serve you better. 2nd, re: yr #s as to net, etc, suggest you say "based on a 33%/38% tax bracket". I don't know what tax bracket you're using.
You have done a fabu job. Best of luck to you.
dwell - thanks for the advice and encouragement. my big issue is just getting people to know that the site/apartment is there for the taking.
i am having trouble with the lighting in that living room shot. please email me at apt11KSale@me.com and i will send you the one decent living room shot i have. please tell me if you think it is better than what i have up or should be up in addition. thanks.
that email should be Apt11K4Sale@me.com
It isn't a firefox issue. It is a your picture issue. Convert them from CMYK to RGB.
someone pointed out to me that the Purchase Cost Analysis i put up on my site is based on a conforming loan, not a jumbo. this is correct. based on a 25% down payment the buyer would likely be taking out a jumbo. thanks for bringing it to my attention. it will be changed tonight.

i will give that a try. i have since put a note on the site to use another browser to see the pictures.
will get to it when i am home later. is that conversion simple? can i download a program for that?
I take it back. It's the script. Use a different one. I know of some nice ones for thumbnails if you'd like help.
sure. how can i fix it?
I have revamped my site a bit (with more success than the NYT.
i have added some pics with better lighting, updated the floorplans so they are much larger now, adjusted the purchase cost analysis to reflect a jumbo loan. i hope this helps.

I have added an Estimated Closing Costs section to my webpage. If something looks wrong or misleading please let me know. I think it is correct.
I e-mailed you.

hope to see you there.
