perfectly lovely building, but amsterdam in the 90s can get a touch grimy.

hard to make a strict comparison. it's sort of like 'north chelsea' or the area around 96th and 3rd avenue--a somewhat grimy area in the vicinity of much more expensive areas.

The building was a perfectly timed (peak of the market) condo conversion by a sponsor who has been active in the area - 215 West 90th, the building above Saigon Grill. The sponsor is very shrewd and has extracted maximum profit from each building. There is still a fair number of rent regulated tenants in his buildings. 175 W 93rd is a little worn and I wonder what kind of infrastructure issues lurk. When I went to see an apartment there last summer, there were flies swarming in the lobby (provenance unclear) and the atmosphere in the building is somewhat depressing. The immediate vicinity of the building might seem sketchy to the faint of heart. That being said, the building is family friendly and is home to lots of young families. The apartments are quite large and a good value for money, although if you are looking for a classic layout, you might be better off looking elsewhere.

If you're looking at the combo, you should take a look at 250 w 94th 10 H. 1850 sf, convertible 3 bedroom. Great building, lots of amenities. (For more on this apt, see my blog nychousewhisperer.blogspot.com). It's not my listing but I think it has great potential.

The lobby in the building was recently restored, and while some of corridors in the East wing of the huilding are showing their age (like most pre-war buildings), the west wing is not like that at all - there are only 4 apartments per floor on that side. The building is a coop, not a condo conversion, and its infrastructure is sound (I have already done diligence on the building.) Its a classic Rosario Candela building, with layouts that are logical and spacious. I confess to being a prior rsident of the building, and can say that its well-run, well managed, has a very friendly board and the location could not be better for the value. I have never seen flies swarming the lobby! And if the upmarket Sushi restuarant downstairs and kosher marketplace across the street are not evidence of a grimy area!

Also, 10H at 250 W94th street is a classic 6 (2 bed with a formal dining), and not a comp to the combo being offered at 175 W93rd, which is a 4 bed 4 bath with fomral dining room - 8 rooms. I'd say it has great potential - there's nothing on the market in that size for that price.

Look at the 30F at 100 W 93rd Street if looking for a 3 bedrooms. It's the last floor, renovation work will be required but the view is amazing

I saw apt 6B in this building and it sucked. You can drop a turd on my head and call it a hat, but guess what...it's still a turd.

The B line is the best 1 bedroom line in the building. Some of the apartments in that line have been nicely renovated (open plan kitchens, walk-in closets), get great light, and feel larger than the 800 sf, which is already a good size for a 1 bed apartment. You're not paying W70's prices, and there are bargains to be had right now.

I have to say, I looked at 100 W 93rd and that is a nasty, post-war conversion--they may have spruced up the lobby, but the place is blech. We looked at one of the apts at 175 on the west side of the building and liked it quite a bit. It's a classic Candela--you could have a party in the living area and kids sleeping in the back wouldn't hear a thing. We happen to like the 90s though. I know not everyone does.

nice building, layout, room size, but is it just me or do the financials of this building seem a little less than great. there have been assessments to the maintenance on every apartment i've seen there over the past two years (like maybe 10 apartments)....

Do you know if radiators (or steam pipes) make loud clanging noises in the morning when the steam starts? Would also appreciate thoughts on how well the building is managed. Thank you very much.

@seekingwestside - I've lived here for about 3 years, and I can honestly say I've never heard noises from the steam/heating system. The building management has been excellent as long as I've been here - the staff are truly attentive and helpful.

Interesting that a one bedroom has been on the market for months with 2 price reductions and still no sale, and then another one bedroom recently comes on the market, roughly same size and also on a high floor, asking $100,000 more than the first one.

Aael, I was less surprised to see that after seeing both apartments. The one that sold for 90K more had a high end bathroom (Although I'd say too modern -- doesn't really work with prewar, and no tub), and slightly better overall condition though by no means perfect. It has the typical too many layers of paint, etc. The kitchen while modern is not blinged out and has ordinary appliances.
