Potential of this place? Im a relatively young buyer looking for a starter, probably a studio or 1 br. I know there is alot of inventory in that FDB corridor between 110 and 125. Very familiar with the area as I live in South Harlem now. Building expecting completion early 2010. Would probably stay there for at least 5 years.

@MidTownWGeek - thanks for the quite response! what is the monthly rate like on that garage btw?

Also, how safe do you feel in that neighborhood? It looks like a great area to live, but we're just a little concerned with safety walking to/from the subway (A/B/C/D) at night - probably a stupid question, I know... but interested in your feedback.

The rate isn't great actually-- I think it's $275 a month. There's a MUCH cheaper garage on 124th between Lenox and 7th (I think $175 a month).

The walk to the subway is fine, even in the middle of the night. Those blocks feel much like many other blocks in lower manhattan.

Still overpriced and there was gang violence in morningside park, not sure what people are thinking.

As we know from about 80 threads on the topic, there is more violent crime in the West Village, Meatpacking and Chelsea.

Yes. Morningside Heights was recently ranked in a Crime & Safety report as generally safer than most "fashionable" neighborhoods in Manhattan - except UWS, UES, WH. Safer than Chelsea, West Village, Soho...

IMO the building is nice. The area is constantly evolving in a lot of good ways. The prices are slightly above average for the area but so are the finishes. And it's condo - huge plus for most people and still relatively rare in Manhattan, let alone this area. Biggest drawback is the lack of amenities in the building. And the fact that a lot of the "upscale" finishes were very poorly chosen. Obviously a case of form over function. They look good at first glance but after living with them for a time, I find them to be problematic. Either that or they were installed / sealed incorrectly. Do a solid punch list and don't let the staff convince you that anything is "supposed to be that way." Although the developer puts forth a facade of being "down to earth" and a "neighborhood guy" he is rather arrogant and even a bit shady. But what developer isn't?

I see Halstead is not the broker any more. I wonder what happened? Maybe eventually they will lower their prices.

Please link the crime report. To be sure: the building is not in Morningside Heights. The heights are well... high, above the park. Everything East of Morningside Park is Harlem. I spent hours walking in the area last week. South of 125 is quite nice.
