another early sale in a conversion, possibly earlier contract. unit 12J, one bedroom (floorplan can be seen in listing for 11J, $538,000. which had been claiming to be the best priced unit in the building, oops).

Aboutready: Wow. Good finds. But this one you found is especially painful : http://streeteasy.com/nyc/sale/468125-condo-124-west-24th-street-chelsea-new-york.

So with transactional costs they probably lost close to $600,000. I think there are many more of these to come. I am amazed that all the bulls continue to say the market only dropped by 20%. While this one looked like a 20% drop, I'm sure this seller is marking his loss as close to 30%. But that figure never seems to make even a footnote on the brokers' charts.

there's a lot of volume out there, and some high prices, particularly at the top end, but largely i'm still seeing weakening, even in the smaller, less expensive units. some established condo buildings are doing better than last year.

AR maintenance for that unit is extremely high ($1400+ for a 1br without doorman). Is it possible that some of the decline in value is the result of larger than average maintenance increases?

liz, looking through prior listings it seems as though in 2006 mtc was slightly less than $1.5psf, which would have been high then for a non-doorman building. at some point it is true that the absolute level of mtc will just drag down the price, but i don't think the level of increase in and of itself is inconsistent with what has been happening with mtc generally.

Okay, I didn't look to see what the maintenance was in 2005 and if it was already "premium". You are ae always one step ahead of me! Just thought the current maintenance was a little ridiculous in light of other places I have seen in the Soho/W Village area with equal dearth of services.

no, you are right. at a certain point maintenance just kills sales. and it does so even if the total carrying costs still make sense. sometimes you can get a very good deal if you're willing to overlook high mtc. my first NYC purchase had what was then considered very high mtc and no doorman. 15 years later, assessment paid off, mtc is just about the same as then, and now it seems cheap.

a little stale, but i missed this earlier. unit 4E. 5E sold 01/08, one of the first few to do so, for $1,349,181. interestingly, the developers are aig global real estate and truth's love RAL.

26 East 10th street either overpaid in 2006 and/or the 2010 listing broker didn't get a big enough number. Shouldn't have been a 350K loss imo for unique and well appointed apt such as this

realestated: The 2006 buyer/2010 seller is an astute guy from a very sophisticated family. If you want to dismisss that loss as an aberration, you're going to have to do better than "He should have bought it lower or sold it higher."

I know well who it is West 81st. Very sophisticated does not mean good with numbers. Actors and socialites don't always make the most sound financial decisions. Or take the time to understand markets. Why do you think he lost 350K, I'm curious if you have a good response.

he is also a producer -- one who is renowned as being extremely good with numbers. clearly this was market circumstances. The apartment was on the market for a while. Even after the price cut, it didn't sell immediately. Many people lost money selling over the past few years -- these threads are dedicated to those losses. This was the market speaking. Thus the loss.

I think he lost $350K (plus expenses) because he bought in 2006 and sold in 2010. Unless you know something special about this particular sale, I'll stick with Occam's Razor.

It could have been worse. He could have bought eighteen months later.

That building is toxic. There was just a bulk sale of 18 units, I didn't do the math for all of the units but they seemed to have sold for around 25-30 percent of last listing.

in terms of percentages these sellers lost less than 20% from a closing that occurred right after the financial meltdown, on an earlier 2008 contract. still it's not a good result for what many consider a good location. a 2/2 in a building with very high common charges.

down at riverhouse the developer has been lowering some prices. this buyer might have been pleased (1449 3/3 for less than $1000 psf), but the purchaser of 6M, who may have had one of the earlier contracts, bought the unit in 06/08 for $1,578,287.

55 Wall. Unit 720, sponsor sale, $835 psf. in 03/07 an apartment the exact same size (but i don't know about view or layout), #945, sold for $1,672,800, around $1600 psf. #620, roughly the same size as 720, sold for $1,353,466, around $1300 psf in 12/06. This is really gruesome.

Apt23, you do realize that the only reason anyone paid attention to you the past 3 months was because AR was gone. Otherwise, you were completely overshadowed and irrelevant. Thanks for the defense sledgehammer. The troll has been after me since I pointed out publicly that his stalking of AR constituted actionable malice and encouraged SE to establish a record of his stalking with the police - which apparently they did. That is why there are all the pointless police references in the trolls attacks on me. I actually don't notice the troll. I'm doing a sort of penance with this one. I savaged this building in an open house report a while back, and assumed that it would be the kind of building to take a severe beating in the downturn, but it held up remarkably well. I guess being the cheapest building in the West Village that isn't a crumbling walkup does the trick.

At 165 Christopher Street:

1BB. Yes, there was a reno, so it's likely a drop, but a surprisingly small one.

What about the area that is not BCP and Not FiDi. West Side Highway to Broadway below WTC to bottom of West Street? I was thinking Greenwich South or SoBeca. In any event it's kind of it's own neighborhood.

Let me break that down. Down 3.5%, minus 6% or call it 10% of $2mm or $200k, so in effect a 50% loss in 5 yrs (if u were conservative and put 20% down) or 100% loss in 5 yrs of you put down 10%. Flmoazzz.

3.5% loss as opposed to 100%, a world of difference..... Plenty more lemmings like this.

141 East Third Street, #3A -- a prewar one-bedroom with a Pullman kitchen in a top East Village building.

And, point of interest, the very first apartment I ever sold.

I had sold it in October 2006 for $497,500; it just resold after 76 weeks on market (!) and multiple brokers. The last, triumphant broker was Miriam Sirota of BHS, who is pretty much the doyenne of the building.

The new owner had painted the unit a more neutral color than my seller's orange, and made it FIOS-ready, but otherwise it looks like there were no renovations.

Sold price in April 2012 was $485,000, so a five-and-a-half-year price drop of 2.6%.

So after 5.5yrs, the sellers, after having another full year of bubble pump (which would have probably meant they could have sought $600K in 2007) sold their unit for 2.6% below their acquisition price. Now mind you mortgage rates were 7% back in 2006. They are out 2.6% plus transaction costs (10% of purchase price) or 50% of their downpayment (if 20% down).

NOW THATZ what I call lucky SOB. Imagine if the FEDs did not keep mortgages at 4%, or they ACTUALLY let the foreclosure pipelines work.... instead of the 1056 days it currently takes.....

NO WORRIES... ALI and her 30yrinRE LOSER will GUARANTEE THAT in 5.5yrs when interest rates are at 10% and foreclosures are in full steam 3A will sell for 2.6% less than $485K!

184 Thompson Street, #6H. 1br/1ba, a rental listing claims 700sf, although a listing for #5H, also a 1/1 and likely in the same line (although lowest floor H's are different), shows 639sf. But what's 10% sf inflation among friends?

I recognize that this one is out of date, but it got mentioned as a bank REO sale mentioned in a Times article about delinquent common charges (here: http://www.nytimes.com/2012/06/24/realestate/condo-boards-take-a-stand-on-delinquencies.html?pagewanted=all) so I thought I'd get it on the record on the thread. HSBC foreclosed and sold out down 35% from the 2007 sponsor sale.

That London Terrace sale at nearly $10 million is a killer--that's $4,000 a foot. Strange what apartments have, and have not, appreciated much since the crash.
