Discussion about Maison East at 1438 Third Avenue in Upper East Side
#100, According to Schedule A of the Ninth Ammendment of the Maison East offering plan printed on 2/28/07 and delivered to the current purchasers on March 8th, apt 22B is listed at $2,185,000 and apartment 28B is listed at $2,305,000. Since both of these apartments have indeed been sold, I would conclude that poster 79 meant 28B (or bought apt. 22B). Apartment 18E is listed at $2,225,000 in the same document, though was sold Thursday for $2,300,000.
According to the same ammendment, there are now going to be a total of 95 apartments due to combinations. The 50+% number includes apartments that have "contracts out" which are not yet listed as sales. Just using the 41 apartments that this site lists as sold would bring the sold percentage to 43% - which makes one conclude that the total apartment commitments are 50% or above. (You have 7 business days to sign the contract).
Considering that 17E was sold the first week of January for 2,015,000 and 18E sold 2 months later for almost 15% more, I would suggest that your discount prediction is incorrect for any 2 or 3 bedrooms that are left. As for the 1 bedrooms of which I would estimate that 30+ remain, I would think that they would make duplexes before they discount -- though the one bedroom market in this building is not a concern of mine. Enjoy your day.
#102, agreed that discounts on the 2, 3, and 4 brs are unlikely. 1br are a different story - the "A" line doesn't easily combine and I hadn't heard anything about duplexes.
#100, where are you getting your statistics on the selling price of 17E and 18E?
I know the buyer of 17E. I also looked at it myself the week before it was sold before we bought another E line. 18E was listed by the building's site Wed and on Natefind.com two days later with the sales price of 2.3M. Though it still appears on the building site, I have been informed it is no longer avail.
When they say "scaling back", they mean they are putting work crews on the 2,3 and 4 brs they have sold rather than the 1br's they haven't sold. Makes sense, no? They don't get your other 90% until you move in.
The A line can't be combined with the E line though could be combined with the B line (as it is to make some 4 beds, but most of the B line 3 brs are sold. I have not heard anything about duplexes either, that was just my guess since the 2+ bedrooms have sold faster than anyone expected. I think a 1550 sq ft. duplex would be very cool and you they could probably sell them for the same money that they are selling 2 1 br's for. From the look of the floor plan, I think they would combine well and cost less to build since there is only one kitchen.

Any update on when the purchased units will be finished and available for occupancy?
I was told that end of June is when the first wave moves in. The schedule is dependant upon what apartment was purchased, not when you bought.

I don't know which floors go when. I do know that my buddy calls every week since he is having a baby in June and I am sure many others are doing the same if they need to move in.
They are trying to accomodate folks as best they can so I would bombard the office with calls if you need to move in sooner.
love this building - went this past weekend to look at it and thinking of buying a 2 bedroom for me and my wife, and a one bed as an investment

113, she/he really doesn't think it is a bad investment. It is just that this building has been written about a bit too much on this website, so one person in particular has started to post anti-Maison East blogs.
The quick and dirty on the building is as follows:
It is not new constuction and has a unattractive exterior
Because the sponsor's cost to buy the building plus renovation costs are so much lower than new construction, the sponsor can offer appartments 10-30% below market.
Renovations are as top notch and most apartments have a balcony or two.
The larger apartments are better deals
The 1 bedrooms are slightly over-priced.
It doesn't have parking or outdoor space, but there is a retail gym and a kids playroom.
Prices have risen 10-15% since sales began on the 2 & 3br's and 4brs are sold out, though still seem under market.
Check out the New Yorker 2 blocks north, they had some price decreases recently. Also check out all the new buildings going up in the neighborhood like the Lucida in which sales start next month. Do your shopping as there will be much to choose from in 2007 in this area.

I think this building is the best deal on the market. We bought here and we can't believe the value we're getting for money!
horrific investment! don't believe these brokers. i would rather buy in WV, Chelsea for the same $/sqft

that's mature. I think Maison East should start a secure chat room for those that have purchased apt's to chat and discuss topics rationally. Perhaps Stacy could have Elliman set it up so we dont have those without jobs lingering in this chat making fools of themselves.

I agree a chat room would be an excellent idea. These "others" must have really interesting lives that they need to bad mouth a building they have no interest in living in. It boggles my mind the immaturity of these people.

Does anybody know if there is going to be storage units available in the basement? I'd love to create a wine cellar for the tenants to use due to limited closet space in the apts
My wife and I just invested in a one bedroom and are very interested in the storage situation downstairs
yeah the storage situatiom... boring!!! really boring building and ugly architecture. it looks like a giant coffin. i already see people jumping from the furnace and stuck on the roof waving a the nypd helicopter whcih won't land because of the strong wind!!!!
buy a farm in new jersey for much less and raise your kids in nature and give them
