# It's a terrible time to buy when interest rates are low, like now. Realtors just lie outright about this fundamental fact. Prices fall as interest rates rise. Since interest rates have nowhere to go but up, you can be certain that prices will fall more. The way to win the game is to have cash on hand to buy outright at a low price when others cannot afford to pay very much because of high interest rates. To buy at a time of very low interest rates is financial suicide. # It's a terrible time to buy when prices are too high, like now. Realtors just ignore this fundamental fact because they don't make a commission unless you make the bad decision to buy now. Affordability means low prices, not low interest rates. To buy at a time of historically high prices is again financial suicide.

Do some research...your profession lies. Its funny with a website targeted around RE, that real estate salespeople are targeted as liars. There are some good ones out there kiddo.

Business is business. Every buisness has a "tax" on it. Look in the mirror and you will see the ugly lies McHale, I am sure!

Mc Hale, thanks! #1 is such an obvious point that even smart people miss. it's unbelievable. to the buyer the LAST THING you want is low mtg rates. it's such a no brainer and in fact, you only need cash for a down payment to make a nice deal. once rates go down, you refi and end up with a much smaller principal (thanks to the original high rate) and a small rate. BINGO!

If McHale is just finding out right now that the RE profession is not trustworthy, he has been in for a very difficult life.

Real estate brokers are the least respected profession by the public. The key is to find the exception to the rule. They are out there, you just have to put your common sense cap on.

Let's all have a math lesson boys and girls....okay? When the dollar tanks due to the massive deficit spending we are now going to run, on top of the 10 trillion we owed before this mess, the two trillion dollars that were lent out the FED back window with no tranparency plus the 700 billion dollar TARP plus the 300 billion to bailout out Bear, AIG etc... what do you think is going to happen to interest rates and subsequently real estate and all else for that matter when foreigners realize we have a phony economy and quit buys our debt?
Old buyer you see real estate people are not just deceptive but actually dumb thinking you could build an economy based on housing; using homes as ATM's, Equity loans, HELOC's etc....

probably, but on an education adjusted basis, lawyers are neck and neck.

lol, it makes me think that it's fairly easy to make good money being a real estate broker, appraiser and the like. a brain and respecting customers seems all you need to kill your competition.

Blaming Real Estate brokers for the housing mess we are in is like placing the blame for the failure of Bear and Lehman on some guy in Ohio who defaults on his mortgage. Brokers are way, way down on the "food chain" and anyone with a brain in their skull will look to the bankers and their ilk as the driving force behind our financial collapse.

I would love to think I had all the power some of you have anointed me with, but at the end of the day all I do is some basic analysis and turn keys. My well educated customers decide what they will buy and how much they are willing to pay for it.

The majority of people in this profession are wearing a poly-blend pantsuit and selling $200,000 dollar houses...hardly masters of the universe.

nobody is blaming them, they are just another brick in the wall... buyers are a whole bunch of bricks that don't get blamed cause it's not politically correct to do so. they are the part with the biggest responsibility for the housing bubble as i see it.

Actually, I AM blaming realtors. I'm not letting Madrid4Sale get away with his weasely post. All professions lie? Sure, that's like saying all human beings lie from time to time. But it's a matter of degree: With realtors, lying is an ART FORM!

The most damnable thing about realtors is that they make no effort to add credibility to their profession. Sure all human beings are prone to deception. Most professions, to enhance their reputation, enact CODES OF CONDUCT to minimize that behavior. And so doctors are sworn to "do no harm", lawyers have detailed codes about conflicts of interest, CPAs and CFAs have very detailed codes of ethics that, with a single violation, can get your license revoked.

Realtors? ANYTHING GOES! There is, to my knowledge, no substantive code of conduct that the NAR or any similar organization has put forward. And that should tell you something about the people who enter the profession.

Or should I say, "entered" the profession. The combination of this recent crash and emerging internet technologies will mean the day of the 6% commission is soon over, and fewer and fewer people will be entering this illegitimate profession. Lazy and deceptive people will simply have to return to selling used cars, or drugs, or prostitutiion, to support themselves. YAYYYYYYYYYYYY!!!!!!!!!!!!!

Well, add up that guy in Ohio and everyone else who bought, you are correct.

So, you can't blame one broker, but if we add up all the brokers, your logic says we can...

And, the brokers are actually more responsible. They sold the tall tale...

In your example... one guy in Ohio isn't responsible, its millions of buyers across the country who stretched and bought what they couldn't afford.

In blaming brokers for the housing crash.... one real estate broker isn't himself responsible, but add them all up and, yes, of course they are responsible, too. They spun the lies that created the bubble.

First we are a bunch of lazy, uneducated morons, now we control the world! lol!! Look to the fed policies, central banks,"former" investment banks and the quants that came up with all these "sophisticated" securities for starters to understand this mess we are in. Brokers were a part, albeit not the largest part, of the bubble. Ever hear, "buy real estate, it never goes down in price". Uh, I think a lot of people will disagree. I had a broker tell me that.

You're joking, right? Google David Lereah, Lawrence Yun, NAR, and lies, and you'll see what lies they spun, volumes 1 - 49. Hell, Lereah even ADMITTED he was a stooge who did the NAR's bidding by shilling "Buy! Buy! Buy!" even when the indicators said no such thing.

Oh wait, i just realised: You're a broker, and I'm wasting my time...you haven't the brain cells to comprehend this discussion nor the integrity to do anything about it. Sorry to waste your time. theburkhardtgroup - I didn't believe it but some did. There had to be someone out there buying those Carlton Sheets CD's (buy a house - no money down). The point is no one believes it now, but did believe it prior to 2008. Hey, did you buy Minaya telling Mets fans that the bullpen was good enough in 2007 and 2008. Now he says Tatis and Murphy are good enough in left field and Castillo can play 2nd. Ugh. I just don't want to see the Phillies win again.

I use to work with a guy that's a big Phillies fan...glad the eagles went down,lol.

ADMIRAL: just read some stuff on that Lereah guy, I would put him right up there with lobbyists that represent Big Tobacco, Big Pharma, Big Agro-big anything. Yes he is a shill but I'm not a member of NAR or any other group. Just renting and selling some real estate to support my good habits. Peace out.
