81..hpr...now this could be fun 3,750,000 = approx $2,150psft..low floor, limited light.. I like the process though. I might bid just for fun..$1,200,000 or so.

I'm sorry. WTF is a "silent offer"? One that is written and nonnegotiable? This write-up annoys the crap out of me.

it is code for: We are a bit fucked and need to find some bidders. Written and non-negotiable only invites lower bids. Doesn't the idea of a showing Tuesday evening mark a change?

Yup - it's a gimmick, and means nothing. No commitment to sell, and a blanket right to reject any bid for any reason. They're just trying to come up with something novel to attract interest.

Anyone who's seriously interested should show up and say to the broker's face, "Look, we both know this is BS. I can pass the Board and financing isn't an issue for me. Just tell me the real price."

Oh, one other reason for not playing along with this game: Those bid forms will require you to disclose a lot of Board-package-type information that you probably don't want floating around.

the whole approach is actually hilarious in a market like this. your silent, last, best offer is a tactic to get higher bids in an overheated market. maybe they should try the raffle approach---sell 3.7 million raffle tickets at a $1 each and then the grand winner gets the place for $1! of course, if they don't sell all the tickets they need to refund the dollar to everyone who did buy, or better yet not bother to ever have the drawing and take the proceeds and keep the apartment. as I said, hilarious.
