Discussion about 200 Mercer Street #2B

Ouch
Ouch is right - I think it will go quickly at that price.
I say it lingers on, terrible layout and you can get fully renovated lofts for sub $1,000 psf these days.
Down another 100k. It needs a big re-do. Looks like it belonged to an NYU fraternity for the last 20 years.
Love this...description is 77'X24' foot loft that is 1,900 SF.
Perhaps my calculator is broken but I get 1,776 when I multiply 77 and 24?
Broker tip -- if you are going to inflate the SF then dont include the dimensions.

Price decreased to $1,395,000
More ouch - it came down that extra $100k.
what really kills this listing is the high maint and 300k of work that will need to go into it...
In its current configuration the bedroom has no windows (and without central A/C, I'm not sure how it's cooled). The layout is completely unworkable and it absolutely needs to have a full renovation. That expense needs to be priced in.
Sold for $1,160,000. Last sold for $1,900,000 on 6/25/2007.
Ouch!
i bid on the apt, and lost out, good unit, it did need work, i wished i could have re-bid, i would have went higher,
actually, i would like to retract, the biggest problem was the school zoning, it was ps 130 not PS 11 or PS 41 as first orignally stated, that was the deal breaker, ( if forgot all about that), sorry
