Help--Upper East/Yorkville Condo

I am thinking about buying a 2/2 (or larger) conde on high 80's on the east side (and east of Second Ave). I have looked at Brompton, 120 E87, 170 E87, Richmond and a couple of other buildings. Any advice on these and other buildings?
Why east of second?
I like to be near the subway, but can be flexible. But, prefer not go to York or East End.
I meant west of Second. Today is just one of those days.....
do you need prewar? luxury? new construction?
lots of different types of inventory....
no pre-war. probably not new construction, which seems overpriced.

Not sure what type of advice you're looking for. Are you looking for suggestions on what building to look at or what to offer for a certain apt/building? That specific area is brimming with new construction & a bunch of older but well-kepted condos. It all depends on how much you're willing to spend & what features are most important to you- finishes, amenities, size, layout, price / SF, low monthlies, etc. In terms of price per SF, the buildings on 3rd ave in the low 80's are probably your best bet (Maison East & new Yorker). Most of the apts in those buildings are priced under $1,000/SF. You might want to check out the Ventana on 85th & lex & the Monarch on 89th & 3rd. You'll pay more for new construction but at the same time your taxes will be lower b/c of the 421-A tax abatement. If you're going to make an offer on an apt I suggest you find out how long it's been on the market and how many price reductions its had.
